  • Our management fee is 10–12% of gross booking revenue. The cleaning fee is collected separately from each guest and goes directly to paying the cleaner. You're never paying management fees on top of cleaning costs. There are no setup fees, no onboarding fees, and no hidden charges.

  • Most managers charge 20–40%, lock you into long-term contracts, and give you little visibility into what's actually happening at your property. We charge 10–12%, operate on month-to-month agreements, and keep you informed with cleaning photos, maintenance updates, and detailed monthly financial statements. You can also keep your own Airbnb, VRBO, and Booking.com host accounts — your reviews, your Superhost status, your listing.

  • Everything. Guest messaging and support, cleaning and turnovers, restocking supplies, lawn care, pool maintenance, plumbing, electrical, HVAC, pest control, and general handyman work. We coordinate all vendors, confirm the work is done properly, and handle any issues that come up between stays or during a guest's visit. You don't lift a finger.

  • We keep you in the loop on everything. You receive photos after every cleaning, updates when maintenance issues come up, monthly financial statements showing all revenue and expenses, and direct communication from our team whenever something needs your attention. We're building a dedicated owner portal to put all of this in one place, but our owners already tell us they get more visibility from us than from any manager they've worked with before.

  • Absolutely. You keep full ownership of your host accounts, your reviews, and your Superhost status. Many managers require you to list under their account so they can hold your reputation hostage if you leave. We don't do that. You stay because our service earns it, not because we're holding your listing.

  • Every month you receive a detailed statement showing your gross revenue by platform, OTA commissions, cleaning costs, restocking expenses, maintenance charges, and your net payout. We track every dollar in and every dollar out so you have a clear picture of your property's financial performance. If you forward us your utility bills, we include those in the reporting as well."

  • We don't provide hardware directly, but we help our owners select and set up the right devices for their property- noise monitors, smart locks, security cameras- and we offer a 20% discount on approved hardware through our vendor partners. Once installed, our team monitors alerts and responds when issues come up.

  • We believe owners should have flexibility. STRatus Stays operates on month-to-month agreements rather than long-term contracts. If you ever decide to stop services, we simply require 14 days notice.

  • It starts with the basics done right- a spotless clean confirmed with photos, fast and friendly guest communication, and quick resolution when something goes wrong. On top of that, every guest receives a small welcome gift during their stay. These touches create memorable experiences that turn into 5-star reviews consistently.

  • Lower fees than the competition, no long-term contracts, you keep your own host accounts, and we actually keep you informed about what's happening at your property. Most owners who come to us are frustrated with managers who charge too much, communicate too little, and make it hard to leave. We're the opposite on all three.
